Why You Should Rent Through A Reputable Agent

If you're looking to rent a property in the UK, it can be quite overwhelming on where to start  and who to rent with. There's two options: either rent through a letting agent or deal directly with a private landlord.

However, if you choose to rent directly with a landlord, you won't be completely protected so choosing a lettings agency is your best bet. 

Here's a few situations on how lettings agents can help you throughout the renting process. 

Provide expert advice

A letting agent will have a wide range of rental property on their books. By taking the time to talk with you about your individual circumstances, they will be able to recommend the best properties to meet your needs and arrange as many viewings as you want.  If you are new to the area, their expert local knowledge will help you decide which neighbourhood is right for you.

Legal and financial protection

As a tenant you have a number of legal rights and responsibilities. It’s vital you know what these are and that you have a tenancy agreement that is fully compliant with the law. A letting agent will ensure that your tenancy agreement is water-tight and that your rights are therefore fully protected. 

If the letting agent is also managing the property on behalf of the landlord, they will ensure that it meets all current health and safety regulations to keep you safe.

When you rent a property a security deposit of five or six weeks’ rent is required. By using a letting agency, you are guaranteed that your money is deposited in one of the government-approved tenancy deposit protection schemes and will remain safe throughout your tenancy.

Your letting agent acts as a single point of contract for any problems that crop up with the property. This could be an emergency, such as a boiler breakdown or water leak, or simply a need for general maintenance. For letting agents, it’s just part of their job to get these issues sorted quickly and without fuss, using their network of reliable local tradespeople.

A lettings agent will take all the hassle away from you and act as a middle man between the tenant and landlord. They will deal with all situations on your behalf allowing both tenants and landlords an easier renting process.
