Choosing a letting agent is an important decision and with so many to choose from, how do you know which is the best one for you?
Firstly, you need to decide on the level of service you are looking for. Do you want the agent to simply find you tenants, or would you prefer them to take on full responsibility for managing your property, including repairs and maintenance?
Once you know the type of service you require, you can then compare the fee structure offered by different agents. Make sure that you understand exactly what each includes in their different letting packages and how and when the fees will be collected.
It’s important to check the reputation of the agent- ask other local landlords you might know and look at the online reviews. Do they have membership of a professional association such as ARLA that ensures they are properly trained and adhere to the best professional standards?
Before making a final decision, don’t be shy about asking lots of questions!

How many and what type of properties do they manage and how many staff do they employ?

What are their vacancy rates?

What is their tenant screening process? Are all the legally required checks being carried out?

What is the rent collection process and how quickly will the money be transferred to you?

Do they have professional indemnity insurance?
Finally, put yourself in your tenant’s shoes. Has the agent been professional, efficient and helpful in their dealings with you? If so, you can be sure they are going to provide the same high level of service to your tenants and so help you get the very best out of your rental property.
