We are members of the Government regulated Deposit Protection Scheme, so tenants can be confident that all money held by us on the landlord's behalf will be returned, unless the rent is in arrears or there has been damage to the property.
Our Fees
We try to keep our fee structure as simple and clear as possible for tenants, with complete transparency and no hidden charges. The fees in the table below are payable prior to the tenancy period and are INCLUSIVE of VAT at the current rate of 20%:
Administration Fees:
Application fee per single applicant (over 18)£255.00
Each additional applicant £120.00
Guarantor (if applicable) £96.00
Company application (if applicable) £360.00
The administration fee(s) are payable immediately and will secure the property for you pending a successful application.
The fee(s) include the cost of obtaining references, credit checks, right to rent checks, previous landlord checks (if applicable) and employment checks.
Additional Fees:
Tenancy Agreement Fee - £75.00 (this is for the preparation of the tenancy agreement and is payable prior to signing)
Check Out Fee - £60.00 (this is for the preparation of the checkout report which is deducted from the deposit upon termination of the tenancy)
Pet deposit (if applicable) - £300.00 (Whilst pets are not allowed in the majority of our properties, if the landlord grants permission, a pet deposit fee will be payable. This is addition to your damage deposit and will contribute towards all carpets being professionally cleaned at the end of the tenancy)
You will be required to pay one month’s rent in advance and a damage deposit. The damage deposit is the equivalent of one month’s rent plus £200.00. e.g. First month’s rent (£600.00) plus damage deposit (£200.00) = £800.00
This amount is due prior to the signing of your tenancy agreement and should be paid in cleared funds to our secure client account prior to the tenancy start date. We regret we are unable to accept cheques less than ten days prior to the tenancy start date.
Should you wish to leave the property before the end of the tenancy, an early termination fee of £118.80 including VAT is applicable. Subject to a final inspection of the property, we aim to return your security deposit to you within ten working days of the end of the tenancy.
The above can be paid by cash, or bank transfer prior to the application process.
Please note the administration fees are non-refundable should you fail the credit reference or decide not to take occupancy of the property.
